Terms & Conditions

Landwise is provided by Gulf & Ozark Property LLC ("we", "us"). When you use Landwise, you are contracting with Gulf & Ozark Property LLC. By creating an account or continuing to use the service, you agree to these terms.

The service

Landwise is a subscription web service for researching land: parcel maps, owner records, environmental and terrain data, sale comparables, AI-assisted due-diligence reports and links to county records. Data comes from public government sources and may be incomplete, out of date or wrong. Landwise is a research tool. It is not a survey, appraisal, title insurance, or legal, financial or tax advice. Always confirm important facts with the county, a licensed surveyor, title company or attorney before buying.

Your account

  • You must be of legal age, or have authority to bind the organization you sign up for.
  • Keep your login details private. You are responsible for activity under your account.
  • Give accurate information and keep it up to date.

Acceptable use

You must not misuse Landwise, including by:

  • using it for anything unlawful, including harassing or stalking property owners;
  • fraud, spam or impersonation;
  • infringing anyone's intellectual property;
  • interfering with security: uploading malware, probing or attacking our systems, or scraping or bulk-downloading data;
  • reverse engineering the service, reselling or redistributing it, or getting around plan limits.

AI reports

AI reports are generated automatically and may be inaccurate. You are responsible for what you enter, for checking results, and for how you use them. We may filter or refuse outputs and remove content that breaks these terms.

Intellectual property

Gulf & Ozark Property LLC owns Landwise and its software, design, documentation and branding. With an active plan we give you a limited, non-exclusive, non-transferable right to use the service within that plan. Public records shown in Landwise stay subject to their original sources' terms.

Payments and subscriptions

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns. Payment, billing, tax, renewal, cancellation and refund terms are set out in Paddle's Buyer Terms. Plans renew monthly until canceled. Every plan starts with a 5-day free trial and you are charged on day 6 unless you cancel first. See our Refund Policy.

Service level

We work to keep Landwise available and accurate, but we do not guarantee it will be uninterrupted, error-free, or that any data source will stay available. To the fullest extent the law allows, the service is provided "as is", without implied warranties of merchantability or fitness for a particular purpose.

Liability

To the extent the law allows, we are not liable for indirect or consequential losses (such as lost profits or bad purchase decisions), and our total liability is limited to the fees you paid in the 12 months before the claim. Nothing here limits liability for fraud, death or personal injury where the law does not allow it.

Suspension and termination

We may suspend or end your access for a serious breach of these terms, non-payment, security or fraud risk, or repeated policy violations. You can stop using Landwise and cancel at any time. When your account ends, we delete your saved properties and maps within a reasonable time.

General

These terms are governed by the laws of the United States and the state where Gulf & Ozark Property LLC is organized. We may update these terms and will post the new date above. Neither side is responsible for delays caused by events beyond reasonable control.
